In 2025 Eton Properties Philippines, Inc. (Eton), the real estate arm of the Lucio Tan Group, delivered a year of significant financial growth and operational transformation in 2025 under the theme “Beyond Boundaries”.
The Company focused on moving past legacy constraints to achieve more disciplined execution across its diversified portfolio.
2025 Financial Performance Highlights
Eton reported a substantial increase in profitability, driven by stronger residential sales and stable recurring income.
• Net Income: Rose by 256% to Php758.4 million.
• Total Revenue: Reached Php3.30 billion, a 4% increase year-on-year.
• EBITDA: Increased by 43% to Php1.80 billion.
• Residential Sales: Grew by 46% to Php731.4 million.
• Capital Strength: Received a Php3.52 billion capital infusion from LT Group, significantly strengthening the balance sheet for future expansion.
Operational Milestones & Business Units
The Company’s diversified portfolio includes residential, office, commercial, and hospitality assets.
• Offices: Generated Php1.22 billion in revenue, maintaining its role as the primary contributor to recurring income. Eton is recognized among the Top 7 largest office developers in Metro Manila.
• Residential: Notable take-up in projects like 68 Roces (Quezon City), Eton Tower Makati, and South Lake Village (Sta. Rosa, Laguna).
• Commercial (Lifestyle Hubs): Recorded increased visitor activity, with Eton Centris seeing 14.8 million visitors and Eton City Square achieving a 13.1% rise in vehicular traffic.
• Hospitality: The Mini Suites hosted nearly 138,000 guests, generating Php171.6 million in revenue.
Sustainability & Corporate Social Responsibility
Under its “Beyond Green” platform, Eton institutionalized ESG (Environmental, Social, and Governance) practices into its core operations.
• Renewable Energy: A major milestone was the transition of eight major properties to 100% renewable geothermal energy, reducing carbon emissions by over 21,000 metric tons annually.
• CSR Initiatives: Delivered 19 community programs, a 40% increase from the previous year, covering education, health, and environmental stewardship.
• Safety Record: Sustained zero work-related injuries across all managed properties.
Future Outlook
Eton is positioned for sustained long-term growth through:
• Digital Transformation: Continued integration of SAP S/4HANA and AI-enabled tools to improve productivity and quality.
• Customer Experience (CX): Formalization of CX as a structured discipline, with a full rollout of a comprehensive program planned for 2026.
• Strategic Expansion: Groundbreaking of the UE Eton Laguna Campus and the introduction of an industrial zone within the 600-hectare Eton City township.
